Fifth Street Gym officially for sale for $500K

BROOKINGS The Fifth Street Gym is officially for sale. The Brookings School Board voted Tuesday night to enter into a contract listing the facility with Ryan Krogman of Century 21 Krogman and Company. The vote was 4-0; board member Wes Tschetter was not present.

It is our hope that someone will utilize it for something that is going to continue to benefit the community, Superintendent Summer Schultz said. Ryans a piece of the community, so having him speak for us and work with interested buyers makes the board feel comfortable.

The board established an asking price of $500,000 for the property. Showings start Nov. 19.

Having Ryan now be the Realtor doing it, hes going to be able to work with all interested parties. So we hope that people can meet with him, get into the facility, see if its something they can utilize, Schultz said. When we will start looking at all offers will be Jan. 13 that way it gives everyone time that might be considering a use for it that full amount of time, so that no one can just look and bring an offer that we would consider right away.

Krogman said hell get to work marketing the gym.

Were going to market the property, get it out there for a week or so. Were going to start showings. Were going to let people do their due diligence, because there is deferred maintenance in that building and we know that, Krogman said. And so why were going to start showings and then wait for offers? It allows any intended group to do their due diligence, see if theres work that needs to be done, what those costs are, get their financing in place, and then decide if they want to make an offer. And we will see then when we get to January if theres any offers.

He encouraged interested parties to contact him for a showing.

Were going to allow showings, were going to allow groups or individuals or businesses to look at it, do their due diligence and decide if they want to put an offer in, Krogman said. If theres multiple offers, everybody will be noticed theres multiple offers, well look at those offers all at the same time and decide how they want to proceed.

Prior to the vote setting a price and entering into a contract with Krogman, the board heard testimony from Mike Van Hofwegen, president of the SoDak Spurs Soccer Club.

We looked back at the history of the sale of Central Elementary and how that was committed to go to the Childrens Museum and impact the community, Van Hofwegen said. That would be very similar to the type of impact that we would plan to have with and continuing to have a facility like this in the community. I believe that the price was set based on essentially what it would cost to demolish Central Elementary.

He told the board that his clubs members are paying attention to the facility and its community impact.

Im not sure what price were looking at here in the future, but I can tell you that SoDak Spurs has a long history of looking at not only soccer but actually how we can impact the community, Van Hofwegen said. Soccers actually probably not our number one priority as a club and its actually how can we make an impact to the community.
