Brookings Marketplace development eyes additional tenant

BROOKINGS A national retailer is showing interest in the Brookings Marketplace land, so much so that the Brookings City Council approved transferring approximately 8.53 acres of additional land to the developer, Ryan Companies, at Tuesday nights meeting.

A new, 125,000-square-foot building is being proposed for the retailer, who went unnamed at the meeting.

There is an NDA that does not allow staff or council to convey publicly the name of the anchor tenant, City Manager Paul Briseno said. However, Ryan Companies has stated that the company is a national big-box retailer. They provide general merchandise and some food. The national retailer wants to open in 2026. I will note this is not an existing retailer here in Brookings.

He added that, The retailers name was conveyed to City Council, and some council members have met with their corporate representatives. I will also note that the approval of the resolution and new anchor will not impact the project with Aldi.

Aldi is the grocery store chain that is weighing a Brookings location. In this case, it would be built in the southeast corner of the Marketplace property, essentially hugging the east side of Interstate 29s Exit 132 interchange with Brookings.

The Marketplace land, which is just north of Sixth Street along Interstate 29, has been a focal point of city growth aspirations for years. Ryan Companies, the latest firm to make a push for development, will once again be aiming to build up 18.53 acres of the 26 acres with Tuesdays 7-0 approval to transfer the roughly 8.53 acres via the Brookings Economic Development Corp.

This new news comes after Ryan reduced its focus last year to the front 10 acres following the loss of another potential national tenant that decided not to move forward with its plans. Now, though, with the addition of the 8.53 acres, Ryan has essentially returned to developing all of the land it want to in the first place.

Besides Aldi and the unnamed national retailer, sites are also being prepared within the Brookings Marketplace for other possible tenants, including a gas station/convenience store, a medium box retail establishment and a retail drive-through establishment.

The overall price for the 18.53 acres is around $1,130,000, or $1.40 per square foot, according to a memorandum from the city.
